Maintenance

 

We have a database of contractors who will be able to respond to any maintenance requests in a timely manner. We also recommend to instruct a Building Surveyor (if not done already) to provide a Planned Preventative Maintenance reports to ensure that proactive preventative maintenance replaces more costly reactive repairs; ultimately reducing maintenance costs in the long run. In addition to this for reactive maintenance we would go to tender for quotes, arrange access with the relevant parties and oversee any works that may be required across the properties. With the majority of leases being FRI our maintenance would be focused on those elements that are the Landlords responsibility such as the structure and external repairs. Upon instruction we will review the current occupational leases to fully comprehend each tenant’s repairing obligations in relation to their demise and the landlords ability to recover any costs. 

Rent Collection

Our commercial rent collection service ensures consistent and timely cash flow by handling invoicing, payment monitoring, and follow-ups on late payments. By utilising invoicing software we aim to minimise the administrative burden, reduce invoicing errors and risks of missed payments with automated arrears chasing.
