Owen Shipp Commercial were instructed to let the above A3 unit, with three self-contained one bed flats included within the demise, after the expiry of the existing lease. As part of this process we liaised with both the managing agent and outgoing Tenant to effect relevant terminal dilapidations works, before going to the Open Market to obtain fresh proposals. During the marketing period multiple offers were received and Owen Shipp were on hand to advise the client regarding the best overall proposal. New terms were subsequently agreed with an established A3 operator on the basis of a new 15 year Full Repairing and Insuring lease with a passing rental level at the property higher than had ever previously been achieved.
